Flashing is what seals the gap between your chimney and your roof. When it fails, water doesn't just damage the chimney — it gets into your attic and ceiling.
Why Chimney Flashing Repair & Replacement Matters
Flashing is the metal strip installed where the chimney meets the roofline, and its only job is to keep water from getting into that joint. It's a small detail with an outsized consequence: because a roof and a chimney are two separate structures that move slightly differently over time, that seam is one of the most common places for leaks to start.
Flashing problems don't always announce themselves at the chimney. Often the first sign is a stain on a ceiling or wall well inside the house, far from where the actual leak is happening, because water travels along roof sheathing before it finally shows itself.

- You notice ceiling or wall stains near where the chimney passes through the roof
- You can see gaps, rust, or lifted sections in the flashing from the ground or attic
- Recent roof work was done and the flashing wasn't properly reinstalled

What Happens
We inspect the flashing at both the step (along the sides) and counter (against the chimney) to find where the seal has failed. Damaged sections are removed and replaced with new step and counter flashing, properly layered with the roofing material and sealed at the chimney side — not just caulked over, which is a common shortcut that fails again within a season or two. This kind of leak source often turns up during a Level 2 inspection alongside crown or cap issues.
Caulk Isn't a Repair.
A tube of roofing caulk over failed flashing might buy a season, but properly fitted step and counter flashing is what actually stops the leak.
